Equity Builder Program

This program provides up to $25,000 in grant assistance to help cover down payments, closing costs, and even homebuyer education. The best part? This grant does not need to be repaid as long as you remain in your home for at least five years

Eligibility Requirements:

  • Available to first-time homebuyers purchasing a one- to four-family, owner-occupied, primary residence.
  • Household income must be at or below 80% of the HUD area median income (AMI) based on property location.
  • Buyers must complete a homebuyer education and counseling program.

Funds are limited and awarded on a first-come, first-served basis.

Housing Our Workforce (HOW) Program

The Housing Our Workforce (HOW) Program is designed to support the professionals who keep our communities running—teachers, healthcare workers, first responders, and more. This program provides up to $25,000 in grant assistance to help with down payments, making it easier for hardworking individuals and families to secure a home. There is no repayment required as long as you remain in your home for at least five years.

Eligibility Requirements:

  • Available to households earning between 80% – 120% of the HUD AMI, based on property location.
  • Open to first-time and repeat homebuyers (homebuyer education is required for first-time buyers).
  • Future property must be a one- to four-family, owner-occupied, primary residence.
  • Borrowers must contribute at least 1.5% of their own funds toward the transaction.

Funds are limited and awarded on a first-come, first-served basis.

Lift Up Homeownership Program

Closing the racial homeownership gap is essential to building stronger, more diverse communities. The Lift Up Homeownership Program provides up to $50,000 in grant assistance to first-time homebuyers of color to help cover down-payment and closing costs. This grant does not need to be repaid as long as you remain in your home for at least five years

Eligibility Requirements:

  • Available to first-time homebuyers who identify as Black, Hispanic, Asian, Indigenous, or Latino.
  • Household income must be at or below 120% of the HUD AMI, based on property location.
  • Future home must be a primary residence.

Funds are limited and awarded on a first-come, first-served basis.

FHLB Mortgage Partnership Finance (MPF) Program

For homebuyers looking for lower monthly payments, the FHLB Mortgage Partnership Finance (MPF) Program provides fixed 30-year mortgages with rates up to 2% lower than market rates. This program makes homeownership more affordable by reducing borrowing costs, helping qualified buyers save significantly over the life of their loan.

Eligibility Requirements:

  • Available to households earning up to 80% of the HUD AMI, based on property location.
  • Home must be a primary residence.

Funds are awarded on a first-come, first-served basis and are subject to lender availability.
